What leasing options are available?

We offer 7 months up to 15 month leases.

What are your application requirements?

Our Applications Requires 3x gross monthly rent combined, No outstanding evictions and/or balances owed to a community, and bankruptcy must be closed.

How much is the security deposit?

We offer a security deposit alternative through Rhino which allows you to pay monthly. We also offer a refundable option ranging from $750-$3000 depending on approval ranking.

How much of the security deposit is refundable?

Pending move out charges and damages the security deposit can be 100% refundable.

Is there an application fee?

Our application fee is $35 per person over the age of 18.

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Qualifications requires 3x monthly rent combined, positive credit history, positive rental history, and a criminal background check conducted.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

We require a $35 application fee in addition to a $100 admin fee.

Do I have to pay first & last month's rent?

There is a pro-rated rent due at move in, if you move in after the 20th of the month you are required to pay the following month in full.

When is rent due?

Rent is due on the first of the month, we offer a grace period until the 5th of the month. Rent is late on the 6th of the month.

How can I pay my rent? What forms of payment are acceptable?

We accept money order, check and cashier check. There is also an option to pay online through the online portal. Cash is not accepted.

Is there a late fee for overdue payments? Is there a grace period?

We apply a $75 late fee on the 6th of each month for unpaid rent.

Is renter's insurance required?

Yes, $100,000 liability required.

Are utilities included?

No

What utilities are not included in the rent?

You as the resident are responsible for all utilities.

What costs are not included in the rent?

We have a bulk cable agreement with Spectrum that offers you over 100 channels of cable for only $30 per month.

What is the average cost for utilities each month?

We require electric to be in your own name, which will be based on usage. We require a utility package that includes water, sewer, trash gas and pest control that ranges from $55-$75 depending on how many occupants are in the unit.

Are the apartments furnished? What is included?

We do offer furnished options through CORT furniture, if you are interested in furnishings please contact the leasing office.

Are there any bed restrictions for the apartments?

We do not allow water beds.

Do you have items I can rent?

No

Are corporate rentals available?

We do offer corporate rentals, if you are interested in a corporate rental please contact the lesing office.

Under what circumstance can a landlord terminate your lease?

We can terminate the lease for leas violations of any kind and non-payment of rent.

What happens if I need to move out before my lease expires?

Lease termination requires a 60 day notice and a 2 month term fee.

Are there any fees associated with moving in or moving out?

Penalties covered in the lease contract will be exercised

Can the apartment be listed on AirBnB?

No

What are the occupancy limits?

We follow the two heart beats per bedroom law.

Can the apartment be sublet?

No

How often is there a rent increase?

Rent increases are managed at renewal of lease, if increase applies.

What are hours of the leasing office?

Monday - Friday 8:30-5:30, Saturday 10:00-5:00

What are the hours for the fitness center?

Our fitness center is open 24hrs.

What are the hours for the pool?

10:00pm - 9:00pm

Do you have cable?

Yes, cable is a required $30 per month that includes over 100 channels.

Do you have package lockers/how do I get my packages?

Package can be left at the office or the breezeway of your apartment.

Is storage included?

We do not offer storage.

What property amenities are included?

Our amenities include a modern gym, 2 onsite laundry facilities, sparkling pool, large playground, and several grilling areas.

Do you offer valet trash service?

No

Do you offer recycling?

Do you have free internet/WiFi?

What internet service options are available?

Internet services are Spectrum and Windstream.

What are pool hours and seasonal availability?

Our sparkling pool is open 10:00am - 9:00pm in season.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Yes

I have a non-emergency maintenance issue. Who do I contact?

Please call the office at 859-272-4561 or send us an email at triplecrownleasing@mresmgmt.com. You can also enter your own work order through your resident portal.

Do you allow pets? What is the pet policy?

We love out furry residents! We do have a 2 pet maximum with breed restrictions, please contact the office at 859-272-4561 or send us an email at triplecrownleasing@mresmgmt.com for a list of breed restrictions.

What is the parking situation?

We are a permit parking only lot with ample guest parking spots.

Is there a fee or permit required for parking?

No

Is parking assigned?

What is the policy for guest parking?

We have ample guest parking spots available.

Are there building quiet hours?

Fayette county quiet hours are 10:00pm - 7:00am.

What decorations or changes to the apartment are prohibited?

We do not allow changes to the apartments.

Can residents put personal grills on their balconies?

As the patios are covered we do not allow grill of any kind on the patios.

Are there restrictions for what can be put on balconies or patios?

We only allow patio furniture on the patios, no indoor furniture.

What is the procedure for moving out?

The lease requires a 60 day notice to move.

Is there public transportation nearby?

We are on the LexTran route.

What school district serves the community?

Our District includes Tates Creek Elementary, Tates Creek Middle, and Tates Creek High.

What kinds of washers and dryers do in-apartment hookups accomodate?

Our 2 and 3 bedrooms apartment homes come with a stackable washer and dryer.

Do apartments have dishwashers?

All of our units come with a dishwasher.

What brand are the kitchen appliances?

We offer stainless steel appliances in a number of brands.

Does the apartment come with a microwave?

We do not provide microwaves, however we have ample counter space for you to bring your own!

Are stoves gas or electric?

Stoves in the units are electric.

Do kitchen sinks have a garbage disposal?

Yes

Is there a bathtub or just a shower? Are they together or separate?

We have combo tub and shower in all of our bathrooms

Do apartments have USB outlets?

We do not have USB outlets.

How old are the appliances?

Our renovation began in 2020 and continues today. At the time of renovation we installed brand new appliances.
